Splendid Evora Price
Splendid Evora's 114 homes, 77 three-bedroom and 37 four-bedroom in three towers at Hebbagodi, off Hosur Road, beside Electronic City Phase 1, come with a construction-linked payment plan that the draft agreement for sale already sets out stage by stage. This page brings together what a buyer can know about the cost of a home here today: what the price is meant to cover, how the payments are staged, the running costs and terms the draft agreement sets, and the government charges that sit on top.
01
Splendid Evora Price on Request
A Splendid Evora home will be priced on a cost sheet issued by the developer, Splendid Properties, which trades as Splendid Group. No price has been published for Splendid Evora as at 12 October 2026. The developer has not released a base rate, a price list or a cost sheet, and this site does not estimate one. When you enquire, ask for the cost sheet in writing, including the rate and the area it is charged on, car parking and club charges, floor rise, the corpus fund, maintenance, deposits and how GST is shown.

For nearby context only, Puravankara Limited's launch announcement of 19 February 2026 priced Purva Silversky, a registered project in Hebbagodi about 1.5 km by road from Splendid Evora, at Rs 12,100+ per sq ft excluding statutory and other charges, on an area basis it did not state; that is Puravankara's own figure for its own 3, 4 and 5 BHK homes, and it says nothing about what a Splendid Evora home will cost.

What the Splendid Evora Price Includes
The price of a Splendid Evora home, as the draft agreement for sale defines it, is meant to cover the home and most of what comes with it. The lists below are the draft's; the agreement you sign is the one that binds.
- Inside the price (draft agreement): land, construction, applicable GST, car parking, the proportionate cost of common areas and amenities, legal and documentation charges, club membership, electricity and water-board deposits, the sewage treatment plant, the water treatment plant and generator backup.
- Outside the price (draft agreement): common-area maintenance, the corpus fund, internal modifications, and stamp duty, registration, legal and liaison charges at the sale deed.
The draft papers are not consistent on GST: the draft agreement lists GST inside the price and also says taxes are payable by the buyer before possession, while the draft allotment letter quotes the price exclusive of GST. The water-board deposit also appears on both sides. Ask the developer for a cost sheet that shows GST and every deposit as separate lines.
The draft agreement includes club membership in the price, and also refers to subscription and other charges for using the club and pool without stating them; ask what those charges will be. The amenities page lists what the amenity block holds.
03
Splendid Evora Payment Schedule
The Splendid Evora payment plan in the draft agreement is construction-linked: a 3% booking amount, 10% at the agreement, then instalments as each stage of the building and of your own home is reached, with the last 10% at the sale deed.
| Stage | Share of the price | Cumulative |
|---|---|---|
| Booking | 3% | 3% |
| At the agreement | 10% | 13% |
| Ground preparation | 7% | 20% |
| After the second slab | 10% | 30% |
| After the sixth slab | 10% | 40% |
| After the eighth slab | 10% | 50% |
| After brickwork of your home | 10% | 60% |
| After plastering of your home | 10% | 70% |
| After flooring of your home | 10% | 80% |
| After painting of your home | 10% | 90% |
| At registration of the sale deed | 10% | 100% |
This is the schedule in the draft agreement; the one that binds is in the agreement you sign. Read down the cumulative column and the plan falls into three parts: 13% by the agreement, half the price once the eighth slab is done, and the next 40% as the brickwork, plastering, flooring and painting of your own home are finished, before the last 10% at the sale deed. Any internal modifications are paid with that last instalment, and the advance maintenance and the corpus fund also fall due at the end of the purchase, as the corpus fund section below explains.
As the K-RERA registration requires, 70% of buyer payments go to the project's designated account.

Splendid Evora Maintenance, Corpus and Other Terms
Owning a Splendid Evora home brings running costs and protections that the draft agreement for sale already spells out. Every row below is the draft's wording in short; the final terms are the ones in the agreement you sign.
| Term | What the draft agreement says |
|---|---|
| Maintenance, first year | Rs 5 per sq ft of saleable area a month, collected twelve months in advance, plus GST; quarterly in advance after that |
| Common-area upkeep | The developer maintains the common areas for one year from the occupancy certificate or handover to the owners' association, whichever is later |
| Corpus fund | A one-time amount per sq ft, not yet stated, passed to the owners' association without interest |
| Defects | Structural and workmanship defects reported within five years of handover (or offer of possession, if earlier) are to be fixed free within 120 days |
| Possession | 31 December 2030 plus a six-month grace period (to 30 June 2031), extended only for force majeure such as flood, fire or earthquake; possession is taken within 15 days of the occupancy certificate, once all payments due are made |
| Sale deed | Within three months of the occupancy certificate, or of the developer's letter saying it has applied for one |
| Late payment by the buyer | Interest at State Bank of India's highest MCLR plus 2% |
| Delay by the developer | Interest at the rate prescribed in the Karnataka RERA rules |
| Resale before the sale deed | Assignment needs the developer's consent and a fee of Rs 200 per sq ft of super built-up area |
| Cancellation | The draft allotment letter and draft agreement set different cancellation deductions; read both with a lawyer before paying a booking amount |
What a Corpus Fund Is
A corpus fund is a one-time deposit that the owners' association keeps as its own reserve. At Splendid Evora the draft agreement sets it per sq ft, leaves the amount blank and passes it to the owners' association without interest. It falls due at the end of the purchase, and the draft names two moments: its maintenance clauses collect the corpus fund and the first year's advance maintenance at possession, while its payment schedule lists both with the last instalment, at registration of the sale deed. Ask which of the two your agreement will use, ask for the corpus rate in writing, and ask which area figure both the corpus and the maintenance will be charged on, since the draft charges maintenance per sq ft of saleable area. The floor plans page explains the difference between carpet and saleable area for every home type.
05
Stamp Duty, Registration and GST for Splendid Evora
A Splendid Evora home bought before completion attracts two sets of government charges: GST on the agreement value, and stamp duty with the registration fee when the sale deed is registered.
Stamp duty in Karnataka is 5% of the value, with an additional duty of 0.5% and a surcharge of 0.1% in a city municipal council area, so 5.6%; the registration fee has been 2% since 31 August 2025. Together that is about 7.6% of the value, or Rs 7.6 lakh on every Rs 1 crore. The sub-registrar's classification of the area decides the surcharge, and stamp duty is charged on the higher of the agreement value and the government guidance value. An under-construction home also attracts GST at an effective 5% of the agreement value, with no input tax credit: Rs 5 lakh on every Rs 1 crore.
| Component | Basis | Amount on Rs 1 crore (Rs) |
|---|---|---|
| Stamp duty | 5% of value | 5,00,000 |
| Additional duty | 10% of the duty = 0.5% of value | 50,000 |
| Surcharge (city municipal council) | 2% of the duty = 0.1% of value | 10,000 |
| Stamp duty subtotal | 5.6% | 5,60,000 |
| Registration fee | 2% of value (since 31 August 2025) | 2,00,000 |
| Stamp duty and registration | 7.6% | 7,60,000 |
| GST on an under-construction home | effective 5% | 5,00,000 |
| All government charges | 12.6% | 12,60,000 |
The figures are as at 12 October 2026. At the same rates, Rs 2 crore of value carries Rs 15.2 lakh of stamp duty and registration and Rs 10 lakh of GST. When a cost sheet arrives, ask whether GST sits inside the quoted price or is added to it, because the draft papers read both ways. Confirm the figures at registration.

Home Loans for Splendid Evora Buyers
Splendid Evora's payments run from booking to the sale deed, so a buyer who plans a home loan should line it up with the payment schedule above. Home-loan rates are linked to the RBI repo rate, which was raised to 5.50% on 7 October 2026, and on loans above Rs 75 lakh banks generally lend up to 75% of the property cost, leaving the rest to come from your own funds.
| Loan | Tenure | 8.00% | 8.50% | 9.00% |
|---|---|---|---|---|
| Rs 1.0 crore | 20 years | Rs 83,644 | Rs 86,782 | Rs 89,973 |
| Rs 1.0 crore | 25 years | Rs 77,182 | Rs 80,523 | Rs 83,920 |
| Rs 1.0 crore | 30 years | Rs 73,376 | Rs 76,891 | Rs 80,462 |
| Rs 1.5 crore | 20 years | Rs 1,25,466 | Rs 1,30,173 | Rs 1,34,959 |
| Rs 1.5 crore | 25 years | Rs 1,15,772 | Rs 1,20,784 | Rs 1,25,879 |

Splendid Evora Cost Sheet Checklist
A Splendid Evora cost sheet, once the developer issues one, should let you add up the whole cost of your home line by line. Ask for these in writing:
- The rate, and the area it is charged on: carpet, saleable or super built-up, with the carpet area of your home stated.
- Car parking and club charges, and how many bays come with your home, since the project's papers give differing parking counts.
- Floor rise, if any applies to your floor.
- The corpus fund rate and the first year's maintenance, with the area each is charged on.
- Every deposit, including the electricity and water-board deposits, as separate lines.
- How GST is shown: inside the quoted price or added to it.
- The cancellation terms that will apply, since the draft allotment letter and the draft agreement differ.
Before you pay a booking amount, ask the developer for: the cost sheet, with the area basis it is charged on; the title opinion and a recent encumbrance certificate; the lender's no-objection for your home; the building-plan sanction and how it will be kept valid until completion; the environmental clearance; and the draft allotment letter and agreement for sale, to read with a lawyer. Ask how water will be supplied once residents move in, and confirm the K-RERA registration yourself.
The overview gathers every registered fact about the project, and the FAQs below cover maintenance, the corpus fund, club charges and cancellation. To ask for a cost sheet for a particular home, use the enquiry form.

Splendid Evora Price FAQs
What maintenance charge does the Splendid Evora draft agreement set?
The draft agreement sets maintenance at Rs 5 per sq ft of saleable area a month for the first year, collected twelve months in advance at the end of the purchase, with GST extra, and quarterly in advance after that. The developer maintains the common areas for one year from the occupancy certificate or handover to the owners' association, whichever is later (draft agreement). Because the charge is worked on saleable area, ask which area figure will be used for your home and have it written into the cost sheet. The figures in the agreement you sign are the ones that bind, and the Splendid Evora price page sets out the other draft terms.
What is a corpus fund, and is it in the Splendid Evora price?
A corpus fund is a one-time payment that buyers make towards the building, held for the owners' association. For Splendid Evora, the draft agreement sets a one-time corpus fund per sq ft, amount not yet stated, collected at the end of the purchase and passed to the owners' association without interest; the Splendid Evora price page explains when it falls due. In the draft papers it sits outside the price, together with common-area maintenance, internal modifications, and the stamp duty, registration, legal and liaison charges at the sale deed. Ask for the corpus rate and the area it is charged on as a separate line on the cost sheet.
Is club membership included in the Splendid Evora price?
The draft agreement includes club membership in the price, and also refers to subscription and other charges for using the club and pool without stating them; ask what those charges will be. The club is Splendid Evora's single-storey amenity block between the towers, with a swimming pool and a toddlers' pool, a gymnasium with changing rooms, a multipurpose hall and a squash court with indoor games. Ask for the answer in writing, and check that the cost sheet shows any club charge as its own line. The Splendid Evora amenities page describes each room.
What do the draft papers say about cancelling a Splendid Evora booking?
The draft allotment letter and draft agreement set different cancellation deductions; read both with a lawyer before paying a booking amount. Ask the developer which terms will apply if you cancel, and at which stage each applies, and have the answer written into your papers. The terms that bind are the ones in the agreement you sign, so compare it with both drafts before you sign it.
Is Splendid Evora a new launch, and have any homes been sold yet?
Yes. Splendid Evora is a registered new launch, registered with K-RERA on 25 September 2026 with a registered completion date of 31 December 2030. When it applied for registration in September 2026, the developer stated that no home had been sold. No quarterly update had been filed as at 12 October 2026, and the quarterly updates on the K-RERA register are the place to follow the project from here. The Splendid Evora overview sets out the registration and approvals in full.
